That worked!  Okay, so you are saying there must still be a mod_rewrite issue if turning off permalinks fixes things, correct?

I think it is a UNA12beta issue...

One way to solve that issue is to start with una1104 install. This is how i solved that problem on a fresh install.

1. Start by installing UNA stable release 11.0.4
2. Manually download/Upload/install Developer App, and change the Update channel to beta
3. Run the UNA12.0.0-B1/2 update from Studio Dashboard
4. Update Apps from Studio Apps Market updates
